Everyone selling a home wants to get the absolute most for their home.  However, it is important to make sure the house is valued properly.  If the house is priced too high, you will have a hard time selling it and it will be on the market longer.  If it is on the market too long and the price keeps decreasing, potential buyers have a tendency to think something is wrong with the house and it can be detrimental to selling quickly.

A REALTOR® will be able to help you set a fair price and one where you will get the most possible.  The REALTOR should also be able to set an aggressive marketing plan to show your home and get maximum exposure to interested buyers.  The value of the home depends on market trends, area sales and the condition of the home.  A good REALTOR will be able to negotiate a price that is acceptable to both buyer and seller.  This can take some finesse so a REALTOR® with experience in this is worth their weight in gold. 

If you are highly motivated to sell quickly, make sure to keep that under wraps.  If a potential buyer feels you are desperate to sell they have more leverage and you may not get as much for the home.  Also consider that the terms of the sale are also a selling point in the home.  You may be able to get more for the home if you are willing to throw in some extras.  Some buyers are willing to pay more for a house if appliances are left or window treatments. 

Every home sale is different and an experienced REALTOR® will be able to help you set a price and consider options for terms.  The REALTOR® will have information regarding sales trends in the area and can give you a low, high and median range for comparable sales.  When considering a sales price, also take into account any possible amenities, extras or conditions you are willing to entertain as well.
