There are a lot of steps to take to get your home ready for sale.  You will need to make sure your home is in the best possible condition and appealing to a potential buyer.  You will need to find a qualified realtor to assist you in the process.  You will need to set an asking price and know how low you are willing to go if an offer is made.  A realtor can help with all of those steps.  But one of the most important steps is yet to come.

Newsletter advertisements are another tactic often used to get the home seen by potential buyers.  Most realtors will suggest a few open houses so people can view the home during set times.  Adding a lock box onto the home will allow other realtors to show the home to potential buyers even if you are not there.  This can be a highly beneficial option.  A good realtor is also involved in the community and networks with other realtors so they can get the word out when there is a new listing.  Networking with both local and out of town brokers is extremely important.

Your realtor will do a lot of work on your behalf to get your house seen.  Not only will marketing efforts be employed but there will follow up calls made, ad inquiries to reply to, Internet postings to pursue and other work to follow potential leads.  All these efforts will be for the benefit of selling your home as quickly as possible and for the best price.  A realtor should also keep you in the loop and apprised of all efforts and any serious leads that may have occurred.

  • Negotiating – A REALTOR© will help negotiate between buyer and seller to get the most lucrative deal possible
  • Closing – There are many legalities required to complete the closing on a home and a REALTOR© will be able to assist with all the requirements and paperwork

Using the Internet to Market your Home

In today’s technological age, more people want to use the Internet to deal with all their daily activities and shopping for real estate is no exception.  This is why using the Internet to market your home is so important.  Individual home buyers and REALTOR©s alike use the Internet as a tool to search for homes for sale in the community.  There are multiple listing sit4es available to view your home and most REALTOR©s have their own website where they list their featured homes as well.

There is a lot of information that can go into an Internet listing that can be highly valuable to a potential buyer.  These include:

  • Basic home details including number of bedrooms, baths, square footage, etc.
  • Asking price of the home
  • Amenities offered in the home
  • Recent improvements to the home
  • Pictures
  • Video tours
  • Floor plans
  • Utility information
  • School system information
  • Neighborhood or community benefits

The listing should allow for immediate feedback and email forms for interested parties to get additional information or set an appointment for a tour.  The REALTOR© can follow up with these leads which can be very valuable.  The Internet is becoming more and more prevalent a tool in listing and showing your home because many buyers want to peruse potential homes in order to get a list of interesting homes without having to go all over town.  They can do it conveniently and easily from the comfort of their own home.
