Ulster County Real Estate Statistics for 2010 Part 2

In our last installment we examined the Median Sale Price for residentially listed properties in certain areas of Ulster County, namely the City of Kingston, the Town of Saugerties and the Town of Woodstock.  We learned that not all Ulster County Real Estate reacted the same way last year.  Sale prices went up in the Town of Saugerties, went down in the Town of Woodstock and remained virtually unchanged in the City of Kingston.  All three areas saw a decrease in the number of units sold.  In this installment we’ll look at the Town of Lloyd, the Town of Marbletown and the Town of New Paltz.

The Town of Lloyd had a Median Sale Price of $211,000 last year compared to $214,125 in 2009, a decrease of less than 2%.  In the Town of Marbletown the Median Sale Price for residential properties increased!  The Town of Marbletown’s Median Sale Price in 2010 was $291,250 while in 2009 it was $282,500, an increase of slightly more than 3%.  The Town of New Paltz’s Median Sale Price also increased in 2010 compared to 2009.  2010’s Median Sale Price was $285,000, up from 2009’s Median number of $277,000, an increase of almost 3%.

The number of properties sold in the Town of Lloyd went from 56 in 2009 to 53 last year, a minor decrease.  The Town of Marbletown saw a minor increase in the number of properties sold in 2010 versus the number of properties sold in 2009.  A total of 62 properties were sold in 2010, up from 2009’s total of 56 residential properties.  The Town of New Paltz also saw an increase in the number of residential properties sold in 2010 when compared to the number sold in 2009.  75 residential properties sold in the Town of New Paltz in 2010 while 64 residential properties were sold in 2009.

You know what all these numbers go to prove don’t you?  Nothing, that’s right, they don’t prove a thing because there are many other things to be considered, things that we’ll get into in our next installment of Ulster County Real Estate Statistics for 2010.  Until then, feel free to call, text or email me with any questions or comments.
