You found the home of your dreams, in your mind you've decorated it, you imagined living there and you are ready to make an offer. But wait, you have to sell your home!
What will make it sell quicker? I know! Stage it! Yes, but do it right. How? Don't decorate your home, but stage it. What's the difference? Staging is preparing a home for sale by de-personalizing it and making it appealing to potential buyers. Decorating is personalizing your home to your taste so that you will enjoy living there. If your ready to make the move to the home of your dreams, then get serious, pack up the personal decor, and get rid of the things you don't want to take with you. Do it before you put your home on the market, not the week before your house sells.
Every home has it's good and bad points. For instance, if you have a fireplace in your living room make that the focal point, not the large screen television. Remove it from the room, remember the television is going with you, the fireplace is staying. If you have a small room, take the large furniture out. Simplify it! Show how roomy it could be. If you have a small master bedroom, swap out a king size bed with a queen, keep the chester drawer and store away the matching dresser drawer. Keep it neutral in color and invest in new bedding and window treatments. Keep it simple and clutter free so buyers will feel calm, not overwhelmed.
To me, the kitchen needs to look like an inviting place to want to cook a meal not a place that just cooked one. Clean the grease, put away the sponges, and clear the fridge doors of it's pictures, memories, sticky notes and collection of magnets. Make it sparkle! Give it a face lift with paint, new cabinet doorknobs, ceiling fixtures and outlets. A new curtain on the window, and clear all the clutter off the countertops. You're set to go!
Research has shown that buyers initially make up their mind in less than a minute on whether they want a home or not. Therefore curb appeal is key. After a buyer’s initial decision in the first minute, they will either confirm that decision or recind it in the next 6 to 20 minutes as they view your home. Lastly, keep in mind that a living space is decorated (customized) to suit the homeowner's taste. A selling space is staged (neutralized) so that it appeals to the to broader range of buyers.

Maria, We've had great success in staging home in relation to getting them SOLD! If a home is not properly prepared it's going to most likely end up a stale listing. Love your blog!
