With the change of the season, we also experience a change in our local real estate market. Just as everyone loves the fall, the change of seasons, so does your home to make it look its best. Make the outside of your home look like, Oh my goodness, I can't wait to get into this one! What could be better than having a afternoon appointment, get your dinner in the oven early- Roast beef, Apple Pie wafting through the house. They (the buyers) can picture themselves living in the house! Put the fresh candles in the bathrooms, maybe a colorful tablecloth on the table. Fluff the house. Everything needs to be shiny and bright. We have a small window of opportunity to SELL THIS HOUSE, let’s go! Also, while I am on the subject, please don't price the house high with the attitude that WE CAN ALWAYS COME DOWN IN PRICE. That is an old stale way of thinking, competitive pricing is where it is at. Everyone has a buyer’s agent- they are looking at the same comparables you looked at to price the house. Be REALISTIC! It is imperative that you be in the realm of reality! Don't chase the market, be ahead of it. Fall in Ulster County & around the Hudson Valley - Here we are again -The cool crisp air, football games, and the anticipation of our first deep freeze! Is there anywhere more beautiful than looking out on the Hudson River during a fall afternoon?

I am a huge fan of the exterior American Flag appeal! I love the Mums all over the front porch, the rocking chair, all such a nice appetizer to the home itself!
Once inside, all lights should be on - Candles lit! I know I have talked about this, but if you have a dog, and I love them, they stink! Wash Fido with some Pantene – he / she will come out of the shower looking like a mink coat, and smelling sweet!
We have so many good deals out there, buyers no longer say, “THIS IS IT!” They say, “that’s nice but, I would like to see several more”, that could mean 15/20 who knows. Dress it to sell it, you'll be glad you did!

It seems to me that fall would be the best time to sell a house in the north; the leaves are beautiful at that time of year! I've read a few of your blog posts, and you have some great tips for people trying to sell their homes. Especially the pets! I'm not sure many people think about their pets, because like you said, they're usually considered "part of the family".
