Home Buyers have been hearing a lot about Short Sales these days.  Do you know what a Short Sale is?  Purchasing a Short Sale is different than the “normal” buying process.  Put simply, a Short Sale is the sale of real estate in which the proceeds (or total amount derived from the sale) are less than the amount owed to the Lender.  If the Seller doesn’t have a means to make up the difference between what is owed and the sale price they must ask the Lender for approval to accept less than what they owe.  These tough economic times coupled with declining market values are a perfect storm for Short Sales.  It most often occurs as a means for both borrower and lender to avoid foreclosure which is costly for the Lender and results in a catastrophic loss in the…


Ulster County Real Estate Statistics for 2010 Part 2

In our last installment we examined the Median Sale Price for residentially listed properties in certain areas of Ulster County, namely the City of Kingston, the Town of Saugerties and the Town of Woodstock.  We learned that not all Ulster County Real Estate reacted the same way last year.  Sale prices went up in the Town of Saugerties, went down in the Town of Woodstock and remained virtually unchanged in the City of Kingston.  All three areas saw a decrease in the number of units sold.  In this installment we’ll look at the Town of Lloyd, the Town of Marbletown and the Town of New Paltz.

The Town of Lloyd had a Median Sale Price of $211,000 last year compared to $214,125 in 2009, a decrease of less than 2%.  In the Town of Marbletown the Median Sale Price…

Happy 2011 everyone!  Real Estate seems to be a constant topic of conversation when it comes to gatherings of all sorts.  Around the holidays it seems we get out more often and I hear people asking “What’s the market doing?”, “Are you Selling anything?”.  Maybe it’s because I spend a lot of time around people in the Real Estate business (my cross to bear) but all of my clients, past and present, are always interested.

Ulster County Real Estate Foreclosures What You need to Know

Based on the number of one-to-four family homes with mortgages, Ulster County has the highest rate of preforeclosure notices in New York State, 8.1 percent.  With any luck at all most of the property owners who have these mortgages will find a way to bring their payments current or work with a housing counselor certified by HUD and avoid having their properties foreclosed on but not all of them will, some of this Ulster County Real Estate will go to foreclosure.

Market Update for Ulster County Real Estate

It’s natural that buyers and sellers alike would have an interest in where current market trends are taking us.  The general public has an interest as well.  As a real estate agent in Ulster County, New York, wherever I go, people always ask “How are sales?”, “Is the market picking up?”, “Are prices still dropping?”.  Although every property and market area are different, we can rely on statistics to help us get a general evaluation of what’s happening in Ulster County, as well as the rest of the state and the country.  The data collected by NYSAR for 2010’s second quarter shows 24,327 closings of single family homes, a drastic increase of 71% from the first quarter.  The month of June was of particular note with 11,230 homes sold, a new monthly record. …


Ulster County Real Estate: The End of the First Time Homebuyer Tax Credit

On Friday November 6th, 2009 the U.S. House of Representatives passed legislation which extended and expanded the $8,000 first-time homebuyer tax credit, which was approved by the Senate earlier that week.  A few days later this legislation which affected Ulster County Real Estate as well as Real Estate everywhere was signed into law by President Barack Obama.

The extended version of the First Time Homebuyer Tax Credit featured some important changes for Ulster County Real Estate.  Probably most importantly, the Income Limits to qualify for the Tax Credit increased to $125,000 for individuals and $225,000 for couples, up from $75,000 for individuals and $150,000 for couples featured in the previous legislation.  Additionally, a Tax Credit was added for…
