Ulster County Real EstateYou hear it all the time.... Things are not easy in this market. But maybe what you need is a realistic, enthusiastic real estate broker on your side.

First – you want to know how the real estate professional arrived at the asking price. Ask questions, see comparable properties that have sold within the last 6 months.

Second -  Marketing. Where is your house to be found, easily. How does it stand out? Pictures are your best form of advertising. Clean up, paint... Create an atmosphere. Put up a wreath, fill in a flower box... All these things paint a pretty picture

Third – Your real estate professional should know all about the 2010 governmental perks and incentives to help stimulate a sale – from tax credits to interest rates to if a property is even

Ulster County Real EstateContinuing from my previous blog: Ulster County Real Estate: Improve The Saleability Of Your Home, this is tip # 2: Let the light in – don’t forget about the front door!

Here we go with another home tip that adds curb appeal, light and value to your excising home. The front door.

On the first viewing of my current home,  entered a nice sized entry hallway and noticed that once the doors shut behind me, it was dark. The solid double doors were painted a reddish / coral color, possibly to attract a prospective buyer. I guess after a year or so on the market, it may have been time to take another look at that entry door for a makeover. I knew I had to change those front doors.

Whether a single or double door, or a door with side lights, just remember that

It's 2010 - Let's Get organized & Sell That House!Ulster County Real Estate

As a full time, consistent top producing real estate agent specializing in Woodstock, Hurley, Kingston, Stone Ridge, Saugerties, or anywhere in Ulster County, there's one thing I can say that you should keep in mind.... A clean, organized, fresh smelling home means dollar signs in the New Year.

In our current market, buyers have so much to choose from that your house must stand out. Most buyers will give a home the thumbs up, or down within the first few minutes , sometimes even seconds during a showing. Do they see clutter before they even hit the front door? Do they smell a dog or a couple of cats? Is the litter box in view? Is it clean?

When a seller says the home is in "as is" condition, that's

ulster county open house tips
1. Remember that curb appeal is crucial. It is the first impression a potential buyer has of your home.

2.  Remove all  vehicles from the driveway. Ask your neighbors to help out by not parking in front of your house.

3. Make sure the front door is clean. It is the first thing potential buyers notice before entering the house.

4. Open all the drapes, blinds, window coverings and let in that light.

5. Turn on every light in the house, except lights that produce noise such as exhaust fans.

6. Turn on soft music to help set a mood. I had an Open House in the Village of Saugerties and my homeowner had soft music playing, it felt relaxing and peaceful.

7. Set up a three ring binder of seasonal house photographs so buyers can see what the home would look…

Here's a list of things I tell my sellers to do before I hold an Open House to make sure everything is safe and secure.Ulster County Real Estate Open House

This is one of those times when it’s better to be safe than sorry. I think the best way to take care of your valuables is to think of them in categories:

• Jewelry. This is the item I’d be most worried about, because it’s small and easy to walk out with, making it an easy target for thieves.

• Prescription drugs. Remember that time you broke your ankle and got Tylenol with codeine? Perhaps you didn’t throw out the extra but shoved it in the medicine cabinet, where it’s in easy reach of any open house visitor who just asks “to use the bathroom.” Some people keep their meds in the refrigerator, where they’re in pretty easy reach too. Take

How do you take a 1970’s ranch style home and improve it without breaking the bank? I have several tips that I have used on my own home and will be sharing those with you over the up and coming months. Even if you’re not interested in selling your home right now, I still hope that you enjoy reading about some of the creative low cost updates that I have done myself.

To give you a bit of background, I purchased my home in 2006 after it had been on the market for over a year. The house basically sat because it was so outdated on both the interior and exterior that most people wouldn’t even make it past the front door.

I was told by most of my friends and co-workers to pass on it all together. I loved the location, that was not a problem. It was on a quiet

In a previous blog entitled “Ulster County Real Estate is Brimming with Old Stone Houses and Historic Landmarks” I make mention of several of Ulster Counties many Historic Landmarks from New Paltz and High Falls in the southern part of the county to Woodstock and Phoenicia in the northwestern sector.  Most of us can list a number of historic landmarks we view during our daily routines.

As one of the many Uptown Kingston business men and women who walk past the corner of Wall and Main Streets, I pass the Old Dutch Church on a regular basis with a walk to the bank or post office.  Yet, I always enjoy passing that corner and viewing those reliable red tulips and flowering dogwood trees in the spring or the snow covered graveyard in winter months with the

You hear it all the time; Oprah, Dr. Phil, Dr. Oz, blah, blah, blah….. But what is your best year?

Have you asked yourself the question “what makes me happy?”.

After a lunch this past weekI was accused of having an “intensive A-Type personality”, WTF! I thought that was a good thing, I like it!

I like a plan…. I need a plan for accomplishment. I love a day that brings me to places I had never thought of in the morning – Rhinebeck, Saugerties, Woodstock, back to Kingston….. Out to Esopus & back to Kingston. Listing houses for sale, showing houses to buyers, meeting inspectors or appraisers. I love it. The more things I can do in a day – the better. Does that make me an A-Type?

I grocery shop at 7am on a Sunday – EVERY Sunday. Is that a bad thing? Sometimes I

So you want to save the Planet, look in the mirror to start….

Ulster County Real Estate Green TechnologyGreen Technology, Going Green, Save the Environment; what ever you call it, for homeowners, it is just a repackaging of the old weatherization and modernization mantra. I know, I know, how dare I not genuflect before the holey alter of what is currently in fad and politically correct, but that’s me. I mean come on, if you were serious about supplying a constant, proven, accessible, job providing, source of energy, over the long term, with no additional green house gases pumped into the atmosphere, we would be talking nuclear power. Yes there is a storage issue concerning nuclear waste, but as is done currently, it will be stored on site. Like the French, who derive 75% of there domestic energy

As the New Year pushes onward, the young pup of a year has historically seen my resolutions fall off the wayside pretty quickly. I mean, why drag something out that is going to happen anyway, right! We all participate in the struggle to keep the promise. Every year I say, “This is the year that I get back into shape!” Well I tricked myself and surprised others by starting a workout routine four months ago. I have returned to my childhood, (some would say I never left), and started a boxing workout routine with a trainer. It is a great way to get into shape, a wonderful workout, and hey, you’re not getting your head beat in!

If you were unaware, this area of the Hudson Valley, Ulster County in particular, has a rich history of supporting some of the
